Maintenance contracts for London offices, retail and hospitality

BW Building Maintenance keeps London offices, shops, restaurants, hotels and mixed-use buildings running on a planned maintenance schedule, with reactive repairs done around your trading hours and tenants. Our own plumbers, electricians, carpenters, roofers and decorators work under one contract, one contract manager and one monthly report.

What commercial property needs from maintenance

Breakdowns cost trading time

A failed door, a leak or a dark shop floor costs sales and tenant goodwill. Planned maintenance catches the predictable failures, and reactive work is fitted around your opening hours.

Too many contractors, nobody in charge

Separate firms for each trade means chasing, gaps between jobs and invoices that never match. One contractor holds every trade and one person owns your buildings.

A paper trail for landlords and auditors

Landlords, insurers and auditors want to see what was maintained and when. Every visit is recorded and reported monthly, ready to put in front of them.

Maintenance for every kind of commercial building

Planned preventative maintenance and reactive repair under one agreement, one contract manager and one invoice.

Offices

Planned servicing, lighting, washrooms, decorating and small works, with disruptive jobs scheduled out of hours so staff can keep working.

Retail

Shopfront doors and locks, lighting, leaks and making good between tenants, arranged around opening hours so the shop keeps trading.

Hospitality

Kitchen plumbing and drainage, guest rooms, bathrooms and back of house, with quiet working around guests and covers.

Mixed-use and multi-let

Landlord areas, shared services and the interfaces between tenants, recorded clearly for service charge and lease purposes.

Planned preventative maintenance

Roofs and rainwater goods, lighting, door entry, plant, drainage and external fabric on a set cycle, so planned spend replaces emergency spend.

Reactive and emergency repairs

One reporting channel for everything that breaks between visits, with out of hours cover for leaks, loss of power, failed door entry and safety issues.

LOCKS AND DOOR HARDWARE

Commercial shopfront door repair

A glazed aluminium entrance door that would no longer secure properly. We removed the worn bolt hardware, cleaned and freed the mechanism and refitted it so the door locked reliably again, with the premises kept open throughout.

How a commercial maintenance contract starts

From first survey to steady state is normally a matter of weeks, not months.

  1. 01

    Site survey and asset review

We walk each property with you, record the assets and their condition, and note the recurring faults your reactive history already shows.

  2. 02

    Agreed schedule, rates and SLA

A planned cycle, a rate card for reactive work and written response bands. Nothing starts until the numbers and the times are signed off.

  3. 03

    One reporting channel

A single route for your team and your tenants, feeding jobs to your named contract manager with reference numbers from the start.

  4. 04

    Monthly reporting and one invoice

Planned work completed, reactive jobs raised and closed, and anything outstanding, reported every month with one consolidated invoice.

Questions we are asked

Do you work around our trading hours?

Yes. Reactive work is fitted around your opening hours and tenants, and disruptive planned work can be scheduled out of hours.

Do you only work on contracts?

Our work is built around ongoing maintenance contracts for organisations with a portfolio of properties. We take standalone projects where they sit alongside a contract, but we are not set up for one-off call-outs.

Can you cover several sites?

Yes. Contracts are written per portfolio, from a single office or retail unit to a hundred-plus sites across London, under one agreement.

Who will be our point of contact?

Every contract has one named contract manager who owns your portfolio, so you deal with one person who knows your buildings.

What happens out of hours?

Out of hours cover is available for leaks, loss of power, failed door entry and anything affecting safety or access.

How long does it take to get started?

From first survey to steady state is normally a matter of weeks, not months.
