What housing associations need from a repairs contractor

Evidence for every repair

Regulators, the Housing Ombudsman and disrepair claims all turn on records. Every job we attend is logged with what was found, what was done and when, so the evidence is there when you need it.

Conduct in residents' homes

Repairs happen in people's homes. Our operatives are DBS-checked, keep to booked appointments and treat residents with respect, because a missed or careless visit becomes a complaint.

Empty homes cost rent

Every day a void sits empty is lost rent and a family still waiting. Our trades are sequenced so they are not waiting on each other, and the home is handed back at your lettable standard.

What we deliver for housing associations

Our own plumbers, electricians, carpenters, decorators, roofers and bricklayers, under one contract and one named contract manager.

Responsive repairs

Repairs triaged into the emergency, urgent and routine bands in your contract and attended by operatives who get to know your stock.

Void works

Repairs, making good, decorating, flooring and bathroom works to your lettable standard, with trades sequenced to cut the days a home stands empty.

Damp and mould repairs

The repairs that deal with the cause, such as leaks, blocked gutters and failed seals, plus making good, with what we found and did recorded for the case file.

Planned maintenance

Cyclical works, communal areas, roofs, gutters and external fabric, scheduled to keep stock in good repair and reduce repeat reactive jobs.

Electrical and plumbing

Electrical remedials after an EICR, leaks, drainage and plumbing repairs from our own electricians and plumbers.

Resident communication

Appointments booked and kept, residents kept informed, and a WhatsApp route for residents to report repairs in buildings we maintain.

Voids turned round to your lettable standard

A void needs several trades in the right order. We plan the sequence before the first operative arrives, so the decorator is not waiting on the plumber and the home is ready for its compliance checks and handover as soon as the works are done.

  • Scope agreed against your lettable standard
  • Trades sequenced, not queued
  • Handed back at your lettable standard

How a repairs contract starts

From first survey to steady state is normally a matter of weeks, not months.

  1. 01

Review the stock and the SLA

We look at the homes and the repairs history with you and agree what the contract has to deliver.

  2. 02

    Agree priority bands and rates

Emergency, urgent and routine bands, a rate card for reactive work and your lettable standard for voids, all signed off before we start.

  3. 03

    Set up one reporting channel

One route for your repairs team and, if you want it, for residents, with a reference number on every job.

  4. 04

    Report against the SLA

A monthly report on what was raised, completed and outstanding, measured against the response bands you agreed.

The standards your repairs support

Decent Homes Standard

Homes in reasonable repair with reasonably modern facilities. Planned and responsive repairs keep stock on the right side of the standard.

Awaab's Law

Social landlords must deal with damp and mould and other hazards within set timescales. We carry out the repairs that remove the cause and record them.

Safety and Quality Standard

The regulator expects landlords to deliver repairs effectively and keep accurate records of their stock. Our job records give you the evidence to show it.

Questions we are asked

Are your operatives DBS-checked?

Yes. Operatives working in residents' homes are DBS-checked, and keep to booked appointments.

Can residents report repairs to you directly?

Yes, if you want them to. Residents in buildings we maintain can send a WhatsApp message with the address and the problem, and every job is reported back to your team with a reference.

Do you take on void works?

Yes. Void works are part of our contracts, and we also take standalone void refurbishments where they sit alongside a maintenance contract.

How do you handle damp and mould?

We carry out the repairs that deal with the cause, such as leaks, blocked gutters and failed seals, make good the damage, and record what we found and did so your case file is complete.

How quickly do you respond to repairs?

Response times are written into your contract and agreed before we start, usually split into emergency, urgent and routine bands, and we report against them every month.

Which areas do you cover?

Every London borough, north and south of the river, under one agreement.
